The Planning Department is responsible for overseeing the orderly growth and development of the community through the implementation of the Summerfield Comprehensive Plan and the Unified Development Ordinance. The Department accomplishes this through:
- Land development plan and permit review by staff, advisory boards, and Town Council;
- Facilitating public interaction and participation in the plan review process through advisory board membership, public open houses, public meetings, hearings, and one-on-one communication;
- Suggesting ordinance amendments to keep current with technology, trends, and issues facing Summerfield;
- Representing the town on regional planning matters; and,
- Maintaining records of advisory board actions.
The Department ensures that changes to the community's physical environment comply with applicable land development policy. The department reviews development proposals, policies, codes, and ordinances to ensure consistency with town policy and land development code requirements. Such development proposals include requests for voluntary annexation, zoning map amendments, street closings, special use permits, variances, subdivision plans, watershed development plans, and site plans. In addition, the staff is responsible for watershed protection and acts as the liaison for transportation improvements proposed by NCDOT.
Staff provides support to the Planning Board and Board of Adjustment. These advisory boards are comprised of town citizens who volunteer to help with these important and often difficult issues. In addition, staff supports the activities of the elected Town Council and other council-appointed committees.
